Why Seal the Attic

Sealed attic and roof deck foam in Port Charlotte is a fix for a very Florida problem: the cooling system lives in the hottest part of the house. In most local homes the air handler and ductwork sit in a vented attic under a dark roof. On a July afternoon that attic air can be far hotter than outdoors, so cold air loses energy on its way through the ducts and any leak in the ductwork pulls superheated, humid attic air into the system. Moving the insulation from the attic floor to the underside of the roof deck changes that.

How it works

We spray open-cell foam onto the underside of the roof sheathing, between and over the rafters or trusses, and onto the gable end walls. The soffit and roof vents are sealed off so the attic is no longer open to outside air. The attic then sits close to indoor temperature, the ducts run through mild air, and duct leaks stay inside the house. The old insulation on the attic floor can stay or come out, depending on its condition and the plan.

When it makes sense

  • Most or all of the ductwork and the air handler are in the attic
  • The roof is in good shape or was recently replaced
  • Rooms at the end of long duct runs never cool well
  • The attic has many penetrations that would be hard to seal from above

When the ducts are in good condition and the attic floor is easy to seal, sealing the ceiling and blowing in loose fill to R-38 or more is usually cheaper. HomeGuide lists foam on a roof deck at $1,500 to $9,000 and a blown-in attic at $900 to $3,600 nationally, so the choice matters. We price both.

Roof first

A sealed attic needs a sound roof. Before we spray, we look for water stains, soft decking and gaps around vents and flashing. If anything looks wet, the roofer fixes it first. Open-cell foam is vapor-open, so a small leak tends to show up as a damp spot instead of hiding for years, but the goal is a dry deck to begin with. After Charley in 2004 and Ian in 2022, many Port Charlotte roofs are newer, which makes this a good time to consider the change.

The HVAC side

Sealing the attic brings it into the conditioned space. That usually lowers the load on the system, but it also changes how humidity is handled. Have an HVAC contractor check the system, since some sealed attics get a small supply of conditioned air or dehumidification. Gas appliances that draw combustion air from the attic need special attention before any sealing.

Thickness and code

The Insulation Institute's summary of Florida's 2023 energy code lists R-38 for ceilings in Climate Zone 2, and code allows certain alternatives for insulation applied directly under the roof deck. We write the planned thickness and resulting R-value on the quote so you and your building department can see exactly what is being installed. Spray foam in an attic also has rules about ignition barriers that depend on how the attic is accessed and used, and the product chosen has to meet them.

Sealed Attic & Roof Deck Foam Questions

Will a sealed attic void my roof warranty?

Some shingle manufacturers have rules about unvented roof assemblies. Check your roof warranty before sealing the attic.

Can I still store things in a sealed attic?

Yes, and it will be much cooler. Depending on how it is used, an ignition barrier coating may be required.

Will my power bill go down?

In most homes with attic ductwork, cooling loads drop when the ducts move into conditioned space. How much depends on the ducts, the roof and the system.

Does roof deck foam make roof replacement harder?

Roofers can replace shingles over a foamed deck. If the decking itself needs replacing, foam on the underside has to be dealt with, which is one reason the roof should be sound first.
