Insulating a Planned Gulf Coast Community
Spray Foam Insulation in Port Charlotte starts in the attic. The community sits at the north end of the Charlotte Harbor estuary and grew from plans drawn up by General Development Corporation and the Mackle brothers in the 1950s. It became the most populous community in Charlotte County while staying unincorporated. The 2020 census counted 60,625 residents and 29,998 housing units, 13.3% of them vacant on census day, which reflects the number of winter residents.
A 1970s and 1980s housing stock
Point2Homes' summary of census data gives Port Charlotte a median build year of 1983, with about 55% of homes from the 1970s and 1980s. About 86% of units are detached single-family houses, and owners live in about 83% of occupied homes. Many are single-story concrete block houses on slabs, with the air handler and ductwork in the attic. Original attic insulation in homes of that age is often a few inches of fiberglass that has been compressed and disturbed over decades.
Two Category 4 storms
Hurricane Charley struck in August 2004 with 145 mph winds, and Wikipedia notes it destroyed almost half the homes in the county. In 2022 the eye of Hurricane Ian crossed southeastern Port Charlotte after landfall at Cayo Costa. Many roofs here are newer as a result, and a newer roof makes a sealed, foamed attic more practical. Storms also left a lot of attic insulation wet, crushed or missing after repairs.
What we usually recommend
In a home with ductwork in the attic and a sound roof, open-cell foam under the roof deck is worth pricing. In a home where the ducts are in good shape and the attic floor is easy to reach, sealing the ceiling and blowing fiberglass to R-38 or more is usually the better buy. Either way, any damaged insulation comes out first.
Humidity for seasonal owners
With so many part-year residents, we often get asked how to keep a closed-up house from turning musty. A sealed attic helps, but humidity control from the AC or a dehumidifier is what keeps the air dry while you are away.
Costs to plan around
HomeGuide's national figures put a blown-in attic at $900 to $3,600 and foam on a roof deck at $1,500 to $9,000. The spread is wide because roof size, pitch and access vary so much. We measure and quote your house, and the written estimate is the price.

Port Charlotte Questions
My Port Charlotte house was built in the 1980s. Where do I start?
In the attic. Measure the insulation, check the ducts and air handler, and seal the ceiling. Then decide between blown-in to R-38 or more and a sealed attic with roof deck foam.
Can you replace insulation damaged during Ian?
Yes. Wet or crushed insulation comes out, the ceiling gets sealed, and new insulation goes in. We document what we remove.
What does FPL offer for ceiling insulation?
FPL lists a ceiling insulation rebate for homes with existing insulation under R-8, through its participating contractors. Check FPL's current terms first.
