Frequently Asked Questions

Spray Foam Insulation Questions

How much should I expect to pay for spray foam insulation?

HomeGuide's 2026 guide lists $1.50 to $5.00 per square foot installed, with foam on a roof deck at $1,500 to $9,000 and an attic at $3,000 to $8,000. Your price depends on roof size, pitch, access and thickness, and the written estimate after our visit is what you pay.

How much does it cost to spray foam 2,000 square feet?

Using HomeGuide's per-square-foot ranges, 2,000 square feet of open-cell would fall around $3,000 to $7,000 and closed-cell around $6,000 to $10,000 before access and prep. Note that a roof deck has more square footage than the floor below it because of the pitch. We measure and quote the real area.

Is there a downside to spray foam insulation?

It costs more than loose fill, it is hard to remove, and it needs the house empty for about a day while it cures. A sealed attic also changes how the HVAC system handles humidity, so the system should be checked. Where those trade-offs do not pay off, we recommend something else.

How much does spray foam insulation cost in Florida?

We use national figures: HomeGuide lists open-cell at $1.50 to $3.50 and closed-cell at $3.00 to $5.00 per square foot installed. Florida jobs are most often open-cell on the roof deck. The written estimate for your house is the actual price.

What R-value does a Port Charlotte attic need?

The Insulation Institute's summary of Florida's 2023 energy code lists R-38 for ceilings in Climate Zone 2. ENERGY STAR suggests R-49 for an uninsulated Zone 2 attic. We measure what you have and quote the depth needed.

Should I insulate when I replace my roof?

It is a good time to look. Roof-deck foam can be sprayed after the new roof is on, and the roofer can confirm the deck is sound. Let us see the attic before or right after the roof work.

Spray Foam Insulation Questions

Is open-cell or closed-cell better under a Florida roof?

Open-cell is the common choice under roof decks here because it reaches the target at lower cost and does not trap water against the deck. Closed-cell is used more on steel and in walls.

Does spray foam help with hurricanes?

Closed-cell foam adds some stiffness to what it bonds to, but it is not a substitute for roof straps, nailing or other code-required storm protection. We do not sell it as hurricane protection.

How long does the house need to be empty?

HomeGuide advises at least 24 hours while foam cures. We confirm timing for your job.

Will a sealed attic change my AC?

It can. The attic becomes part of the conditioned space, so the system should be checked by an HVAC contractor.

Sealed Attic & Roof Deck Foam Questions

Will a sealed attic void my roof warranty?

Some shingle manufacturers have rules about unvented roof assemblies. Check your roof warranty before sealing the attic.

Can I still store things in a sealed attic?

Yes, and it will be much cooler. Depending on how it is used, an ignition barrier coating may be required.

Will my power bill go down?

In most homes with attic ductwork, cooling loads drop when the ducts move into conditioned space. How much depends on the ducts, the roof and the system.

Does roof deck foam make roof replacement harder?

Roofers can replace shingles over a foamed deck. If the decking itself needs replacing, foam on the underside has to be dealt with, which is one reason the roof should be sound first.

Blown-In Attic Insulation Questions

Is blown-in insulation good in Florida?

Yes, in a vented attic with sound ductwork it is one of the most cost-effective upgrades. Sealing the ceiling first is what makes it work.

How long does a blown-in job take?

Most attics take a day or less, including sealing.

Does blown-in insulation settle?

Fiberglass settles very little; cellulose settles some, which is accounted for in the installed depth.

What does it cost?

HomeGuide lists blown-in attics at $900 to $3,600 nationally. The written estimate after our visit is your price.

Insulation Removal & Replacement Questions

Does wet insulation need to be replaced?

If it was soaked and has dried matted, stained or smelling, yes. Lightly damp areas from a small leak may dry out, but the leak must be fixed either way.

Is removal messy?

Vacuum removal runs the material straight into bags outside. We protect the path through the house and clean up after.

Can you remove insulation from a home with roof rats?

Yes, after a pest company has dealt with the rats and their entry points.

Will insurance pay for it?

That depends on your policy and the cause. We provide photos and a written scope you can share with your adjuster.

Block & Frame Wall Insulation Questions

Should I insulate my block walls?

If they are already open for repairs or a remodel, adding foam is worth considering. Opening finished block walls just to insulate rarely pays.

Can you blow insulation into block walls?

Not the way you can with frame walls. Block homes are usually insulated on the inside face, behind the drywall.

Does foam in the lower wall help after a flood?

Closed-cell foam resists water better than batts, so it is a common choice where walls have flooded before.

Do I need a permit?

Remodels, additions and garage conversions usually do. Check with Charlotte County or your city.

Garage & Metal Building Insulation Questions

Will insulating my garage lower my power bill?

If the garage shares walls or a ceiling with living space, it reduces the heat leaking into the house. If you cool the garage, it lets the equipment keep up with less effort.

Can you foam a metal building with things inside?

Yes, but contents below the work area need to be moved or covered.

Does a metal roof need closed-cell foam?

Closed-cell bonded to the steel is the usual choice because it keeps humid air off the metal and adds R-value per inch.

Do I need a permit?

It depends on the building and its use. Check with your building department.
