Insulating Homes on the Wheel
Spray Foam Insulation in Rotonda West serves one of the most recognizable communities in the area. Cavanagh Communities bought the land in 1969, part of a cattle ranch the Vanderbilts had purchased in 1952, and development began in 1970 on a wagon-wheel plan: eight segments around a central park and preserve about 1.5 miles around. All but one segment, Broadmoor, has a golf course, and most neighborhoods have shallow canals linked under bridges on Rotonda Boulevard and Rotonda Circle.
A growing community
Rotonda West had 10,114 residents in 2020, up from 8,759 in 2010. Homes range from early ones built in the 1970s and 1980s to newer houses filling in remaining lots. Older homes often have thin, compressed attic insulation. Newer ones usually have more but still carry the air handler and ducts in the attic.
Canals and humidity
With canals running through most neighborhoods and ponds in Broadmoor, humidity is high. Keeping humid outdoor air out of the house through air sealing, and keeping the ducts out of the hottest air, makes the AC's job of drying the air easier.
What we usually recommend
- Seal the ceiling and blow in fiberglass to R-38 or more in older homes
- Price roof deck foam where ducts are in the attic and the roof is newer
- Replace insulation damaged in recent storms
- Insulate garage ceilings and walls shared with the house
Costs
HomeGuide puts a blown-in attic at $900 to $3,600 and air sealing at $350 to $3,000 nationally. Many older Rotonda West attics need both. Roof deck foam is a bigger job, priced by the roof area. The written estimate after our visit is the price.
